Situation

Intel sought to establish one of the most advanced and “smartest” office campuses in the world for its Israeli R&D operations. Several landowners and developers competed to offer sites capable of supporting a project of such scale.

Our Role

We represented the landowner, a leading construction company, throughout the competitive process. Our commitment was to ensure Intel ultimately selected our client’s site. This required close engagement with the municipality and the mayor to secure meaningful incentives, positioning Petach Tikva as the most attractive option. Once selected, we continued to advise across every stage of the project. This included negotiating with Intel and subcontractors, expediting permits, achieving significant reductions in municipal fees, and handling legal complexities such as a last-minute addition of an extra floor. We remained deeply involved until completion.

Outcome

Intel chose our client’s site and the project was delivered as a landmark development. At the time, it was considered the most advanced office building of its kind in Israel. The transaction represented a major commercial success for our client and a transformative development for the city.
